Why homes here get damp
Paisley's tenements and mill housing
Paisley was a thread town, home to the Coats and Clark mills, and much of the older housing around the centre, Charleston and the West End of the town dates from that era. Blond sandstone tenements and terraces have solid walls with no cavity. They're vulnerable to water from blocked rhones and cracked downpipes, and to damp around old timber windows. Paisley's west-of-Scotland rain means a small gutter problem turns into a wet wall quickly.
Council estates
Renfrewshire Council still owns and manages a large stock of council homes, many built between the 1950s and 1970s in areas like Foxbar, Ferguslie Park, Gallowhill and Johnstone. Most are brick or block with render, and some were built using non-traditional methods that are colder than they look. Cold walls, cold bridges at window heads and floor slabs, and undersized extraction lead to condensation mould, particularly in bedrooms and bathrooms.
Erskine
Erskine was built largely as a new town from the 1970s. Its houses and flats are mostly of a similar age and design, built to the standards of the day. They're generally warmer than older stone homes, but many still have their original windows and fans, which may now be past their best.
New-build estates
Dargavel Village at Bishopton, on the former Royal Ordnance Factory site, and other recent developments are well insulated and airtight. Condensation in new homes is common where trickle vents are shut or mechanical ventilation isn't running, especially in the first year while the building dries out.
Reporting damp to Renfrewshire Council
Renfrewshire Council tenants can report damp and mould through the council's condensation, damp and mould page, which links to the online repairs form, or by phoning 0300 300 0300. A repairs officer will visit to assess it.
Housing association tenants, such as those with Paisley Housing Association or Williamsburgh, should report to their association. Private tenants report to the landlord in writing and can go to the First-tier Tribunal (Housing and Property Chamber) if nothing is done. Our tenants' guide explains how.
What it costs in Renfrewshire
There aren't confirmed Renfrewshire prices yet, so we quote UK averages from MyJobQuote: roughly £150–200 for a single wall, £220–280 for a large room, and £725–1,100 for the whole property. They are typical ranges, not quotes. If the mould is caused by a leaking gutter or downpipe, that repair is a separate cost. Our cost guide breaks the prices down.
Fix the cause first
In Renfrewshire the cause is often outside the flat: a rhone full of moss, a cracked downpipe or a slipped slate, with the west-of-Scotland rain doing the rest. If the damp patch is on an outside wall and gets worse after wet weather, ask the specialist to check the outside before quoting for treatment inside, and get the leak repaired first, or the mould will come back. In a tenement, the roof and rhones are usually a common repair, so speak to your factor or neighbours early. If the mould is worst in bedrooms and bathrooms after cold, dry nights, condensation is the likelier cause, and heating and ventilation will matter as much as the treatment.

Common questions
I'm a Renfrewshire Council tenant. Can I use the form?
No. Report damp and mould to the council using its online repairs form or by phoning 0300 300 0300. The council has to investigate within 10 working days. Our tenants' guide explains what happens next.
My new-build in Bishopton has condensation. Is that normal?
New homes can be damp for the first year or so as the building dries out. Persistent condensation is more often down to ventilation not being used or set up properly. If the home is under warranty, check what it covers before paying for work.
