Mould removal cost in Scotland
Most mould jobs in an ordinary home cost a few hundred pounds. The price climbs when plaster has to be replaced, several rooms are affected, or the cause needs a separate repair.

Source: UK averages published by MyJobQuote, checked 24 October 2026. We'll replace these with Scottish figures once we have enough of them. Repairs to the cause, such as a roof, gutter or new extractor fan, are priced separately.
These figures are UK averages. Scottish prices may be a little different, and access, travel and the age of the building all make a difference. Treat them as a guide to what's reasonable, not as a quote. A specialist will price your job after seeing it.
What's in the price
For a straightforward treatment, the price usually covers:
- an inspection and a view on the cause
- protecting floors and furniture
- cleaning affected surfaces with a fungicidal treatment
- removing and replacing mouldy sealant
- a mould-resistant finish on treated areas, in some cases
Ask what's included before you agree. Two quotes that look different may simply cover different amounts of work.
What pushes the price up
Damaged plaster
If plaster is soft, crumbling or full of salts, it may need to be hacked off and replaced once the wall has dried out. Replastering and redecorating can cost more than the mould treatment itself.
More than one room
Treating a whole flat or house costs more in total, though usually less per room. The whole-property range above covers that kind of job.
Fixing the cause
These are usually priced separately, and they vary a lot:
- a new or upgraded bathroom or kitchen extractor fan
- a positive input ventilation unit for the whole home
- clearing or replacing rhones and downpipes
- repointing or repairing stonework
- roof or chimney repairs
- insulating a cold wall or ceiling
In a tenement or block of flats, work to the roof, gutters or outside walls is normally a common repair, shared between the owners.
Access
Scaffolding, a cherry picker for high gutters, a top-floor flat with no lift, or parking restrictions in a city centre all add to the cost.
Urgency
A job needed this week may cost more than one that can wait for a gap in the specialist's diary.
Is a cheap quote a good deal?
Not if it only cleans what you can see. A quote that doesn't mention the cause leaves you paying again when the mould comes back. Ask what they think is causing it and what they'll do about that. See our mould removal page for a list of useful questions.
Landlords
If you let property, you can't skip the investigation to save money: since 6 October 2026, landlords in Scotland must have damp and mould reports investigated by a competent person within 10 working days. See our Awaab's Law guide.
Prices by area
We'll add local prices as we get them. Meanwhile, our area pages explain how the local housing affects the kind of work needed: Glasgow, Edinburgh, Aberdeen, Dundee, and Paisley and Renfrewshire.
Common questions
Why don't you give Scottish prices?
Because we'd be guessing. We'd rather show UK averages from a published source and say so, then replace them with Scottish figures once we've seen enough real quotes.
Is a damp survey included in the price?
Sometimes. Some specialists include an inspection in the quote for treatment; others charge separately for a written survey. Ask before the visit.
Will my home insurance pay?
Most policies exclude damage from gradual damp, condensation and mould. Sudden events like a burst pipe may be covered, including the mould that follows. Check your policy wording.
Is it cheaper to do it myself?
For a small patch on a hard surface, yes. Once mould has got into plaster or keeps returning, a DIY clean usually costs more in the long run because the cause is still there.
